Title History Report, also referred to as Property History Report, consists of compiled segments of Real Estate Records that provide information on the subject of financial and ownership transactions of a specific property. This special chronicle contains property information commonly extracted from Public Property Records. Ordinarily, it is comprised of the property data acquired from County Records and Tax Assessor's Offices, and mostly contains property history records that are not typically available on our conventional Basic Property Report or Detailed Property Report. A Title History report does not contain any voluntary or involuntary liens on a real property, such as assignments or foreclosure notices. At this time we do not offer information on involuntary liens, however comprehensive voluntary lien information is available in our Voluntary Liens Report.
The logic behind the Title History Report: to provide an instant online access on the history of financial transactions, ownership records and documents on a real property. This product is included in all of our Subscription Plans, and is offered either on its own and can be purchased independently, or sold as a supplemental purchase from already obtained property reports.
Types of Properties covered: residential, commercial, industrial, agricultural, land, time-share, mobile, and all other available types of Real Estate Properties.
Contents of Title History Report: various transaction records including Mortgages, Deeds, Refinances, Transfers, etc. In theory, title history report on a real property could be traced back to as many as 99 years, however due to restricted recordkeeping and other archaic factors the Property History often goes back to no farther than the year 1985. Unlike conventional property records that are not intended as chronicles of documentation in time, considerable number of Property History Report may still only contain the last 3 to 5 of the most recent transactions, and the majority may contain even fewer records or have a shorter span.
If a property has a Title History Report, that data almost always will be included in and be a part of a Voluntary Lien Report. We do not advocate obtaining a Title History Report, if you decided to obtain or already have obtained a Voluntary Liens Report on a property.
Provided Property History Data: most Transaction Records contain Sale Information, Recording Document Number and Type, Title Company, Grantor and Grantee, Mortgage Recording Date and Document Number, Lender Name, Loan Amount, Mortgage Term and other transaction characteristics.
