Property Documents   DOCUMENT IMAGES INFORMATION

Document Images, also referred to as Property Documents, consist of official digital copies of actual recorded documents dealing with real estate related records and various transactions. Real Estate Document Images may have some of the same data found in property reports, yet they are fundamentally different from property reports and should not be confused with them – no data has been compiled to create a document image.

Document Images, like other real estate filings are public record. Unlike property records accessible across the country, online search and retrieval of actual documents is currently limited to about 300 Counties nationwide. This database completeness varies by State and by County, and before attempting to request a copy of a document you must check State/County Coverage to make sure it is available in your desired area. Not every property report will necessarily contain copies of documents associated with it. We are the largest on-line provider of real estate Document Images in the nation, yet for now, a relatively few Counties offer real property documents in a digitalized or electronic format, but that number is increasing frequently.

Some Counties charge a flat fee per document copy regardless of the number of pages, yet others charge per each page. We do not charge per page, even though various documents may contain considerable quantity of pages – we have a set fee regardless of the number of pages per retrieved document. Not only you no longer need to go to the local courthouse for document retrieval, you do not even need to know the Document ID Number, File Number or Volume and Page in order to request the copy. As with other products, at HomeInfoMax we have also automated that process – get a Basic, Detailed, Title History or Voluntary Liens report and click on a button of a corresponding document number; that is all you need to do to instantly download and save copies of property deeds or other real estate documents to your computer.

The logic behind Document Images: to provide an instant online retrieval of copies of deeds, titles and other genuinely signed and notarized documents on a real property. In addition to deeds and titles, accompanying records may also include recent and previous transactions on mortgages, property transfers and other authentications of recorded legal documents. This product is included in all of our Subscription Plans, but it is not offered on its own and cannot be purchased independently – it is only sold as a supplemental purchase from an already-obtained and supported property report.

Types of Properties covered: residential, commercial, industrial, agricultural, land, time-share, mobile, and all other available types of Real Estate Properties.

Contents and extent of Document Images:
– from Basic Property Reports the last property sale document may be available.
– from Detailed Property Reports the last and the prior sale documents may be available.
– from Title History Reports various types of property documents may be available, including sales, deeds, mortgages, refinances, title transfers and other copies of recorded transactions on a property.
– from Voluntary Liens Reports most offered types of property documents may be available (this is in addition to what is present in Title History Reports), including sales, deeds, mortgages, refinances, title transfers, assignments, notes, releases, trustee sales, pre-foreclosure and foreclosure notifications and many other copies of recorded transactions on a property.

Provided Data and Format: there is no compiled or gathered data – unlike traditional property records, Document Images are simply digital reproductions of actual authentic documents, and as such are generally considered being as reliable and accurate as the originals.

All retrieved property documents are presented in a PDF format and open in a new window – to view them you must have a free version of Adobe Reader installed. If an image of a document appears to be poor, it may be due to settings of the resolution of your monitor. The printed version of an image is often superior to the displayed image.
