The primary sources are public property records, which include (but are not limited to) Tax Assessors’ and County Recorders’ offices. This information at times is entered poorly, processed incorrectly and is generally not free from defects. Even though we continually update databases, before completely relying on this data, it should be independently verified. Each County provides Real Estate Records in a distinctively different format – we do not enhance it; we only standardize it and offer it to you in a user-friendly online fashion.

5. What are the Subscription Plans and how do they work?
 

All our plans utilize unified databases of Real Estate Records. Double-Deal and Dozen-Deal subscribers are limited to a continuous 30-day direct access with a pre-defined number of Basic property reports. For Power User members we offer prepaid annual membership with unlimited direct access to Basic, Detailed, Title History, Voluntary Liens, Assessor Parcel Maps, and Legal & Vesting reports, as well as Document Images – they pay the lowest prices per each property report. For Standard Monthly Plan members we offer direct uninterruptible monthly membership with unlimited access to all reports and documents combined with the convenience of automated recurring monthly billing. All members also have access to use our unique Homeowners/ Property Owners Lists generating system, Power User and Standard Monthly plans members also get additional advantages. All 4 plans provide access to Research & Leads and Radius Search – the most advanced customized property research systems and marketing tools. 6. How do I search for a property or ownership and what are the search options?
  You have several options to search by entering property owner name (individual or company), street address or the Assessors Parcel Number (APN) in their designated search fields. If you have more than one property owner, usually just one correct name will suffice to return a valid property report. Having an approximate location usually is not enough to find the property, however several smart search options are offered. With any of these options, you must also have either the corresponding City or County and State or the 5-digit ZIP Code.

7. When searching in HomeInfoMax.com does the wildcard (*) work?
  Yes. The asterisk "*" is a wildcard that can be used as a last symbol in a street address field. For example, entering “123 green*” in the address field will result in properties with street names beginning with "green" within your designated area, such as 123 Greenfield, 123 Greenleaf, 123 Green River. The asterisk option can also be used in the APN field, but it is not supported in the Owner Name field.

8. When searching in HomeInfoMax.com does the dash (-) work?
  Yes. The dash “-“can be used in the street address field to search for a range of street numbers and generate the List of Properties also known as Homeowners/Property Owners List. For example, entering “1000-1500 main” will deliver up to 100 properties on Main street within your designated area between the numbers 1000 and 1500. The address range must be wide enough to generate at least 2 positive matches. The dash option is not supported in the Owner Name field.

9. How many properties can be listed per search?
  During the property report search when multiple records are found in databases matching your search criteria, the number of returns would be limited to no more than 100 seemingly randomly listed properties. During the custom research the number of returns is based on the number of actual matches per your search criteria input. It may be a single or a multiple match, but in any case when using customized search the total number of findings cannot exceed 1,000. Depending on the speed of your Internet connection and on the number of returned properties, this data transfer may take from a few seconds to a few minutes.

10. What are the recommended tips for optimizing my search?
 

- Make sure the State and the County in which you are about to search is available under our Geographic Coverage; we cover more than 98.8% of the U.S. Real Estate owned population and some 150 million real properties.
- Do not include middle names, nicknames, designations or titles in the name fields.
- Do not use a suffix or a prefix in the street name, do not abbreviate or standardize the street name.
- Do not include the apartment or unit number.
- The City name must always be entered in full (regardless how many words in contains) unless a County is selected or the 5- digit ZIP Code is provided.
- Do not navigate away from the “Search” screen after clicking on the “Get It!” button since this may result in delays or trigger errors.

If you encounter problems and are unable to find what you are looking for, try searching by using ONLY the property owner’s name or company’s name along with a State and a County or a 5-digit ZIP code. Of course, if you have the full APN, we recommend using it for best results – you still will need the County and the State OR the ZIP Code. The APN string must be properly formatted, so please keep in mind that all characters (numbers and/or letters and dots) as well as all dashes “-" in the APN field must be entered in the approved manner.

11. Can my reports be printed, saved or downloaded?
  Yes, all property reports come in a print-friendly format and can be printed or saved on your computer for future offline viewing. You can also download property reports in CSV format which enables the importing of the property data into common applications. You can access online your already obtained reports stored under the "My Report Storage" as many times as you like (throughout the duration of your plan), but submitting a search and generating the same property report or document again will be a chargeable event.

12. Do I get street maps or satellite images to the properties?
  Yes. As a part of our broad service we provide links to free Google maps with customized content and Bing Bird's Eye view maps, where available. These links are offered for all acquired reports and lists, as well as County Information Search pages. This feature eliminates the need to manually search for property locations on a map; it also helps with driving directions and neighborhood orientation.

13. Is my account debited per Search or per actual obtained Report?
  The search by itself is never a chargeable event – only an actual property report or a document is a charegeable item. Your account will be debited only when the report is obtained. Obtaining the List of Properties will not be charged to your account, but as soon as you click on the “Get It!” button, the system will instantly generate the report, and your account will be immediately debited. In order not to be charged unnecessarily, it is imperative to obtain the specific report from the List of Properties that meet your search criteria. Your account also will be charged in instances when the actual report is obtained without multiple matches. This is a more common way of searching. It will take place when the data entered is absolute and precise, and there are no other properties matches to choose from. Each obtained report will be subtracted from the number of reports defined in your particular subscription Plan or will be debited from your deposit amount. For example, if you subscribe to our Dozen-Deal plan and perform 8 searches with multiple returns, but only obtain 3 Basic Reports, your remaining number of reports decreases to 9 (i.e.12 allowed per package less 3 obtained). The remaining number of Basic reports will always be visible to you on your search page. For Standard Monthly and Power User plan subscribers the fee of the generated record is automatically debited from the deposit account. The remaining deposit amount will always be visible to you on your search page.

14. What are the differences between the Basic Property Report vs. the Detailed Property Report?
  Each property report can be obtained either in a Basic form or in a Detailed form. The Double-Deal and Dozen-Deal subscribers may get only a Basic report and upgrade it to a Detailed (or any other available) report by paying an additional fee. The Standard Monthly Plan and Power User subscribers, in addition to other reports, have a choice of a Basic or Detailed Report. Basic Property Report contains abridged information extracted from Real Estate Records. It is comprised of essentials relating to property ownership and property characteristics, however is not as comprehensive as our Detailed Property Report. Detailed Property Report contains entire available data extracted from Real Estate Records. It is comprised of the prevalent property data acquired from County Recorders’ and Tax Assessors’ Offices, and is distinctly more comprehensive than our Basic Property Report.

15. What is the Title History Report?
  Title History Report, also referred to as Property History Report, consists of compiled segments of Real Estate Records that provide information on the subject of financial and ownership transactions of a specific property. In theory, title history report on a real property could be traced back to as many as 99 years, however due to restricted recordkeeping and other archaic factors, the Property History often goes back to no farther than the year 1985. Considerable numbers of reports only contain the last 3 to 5 of the most recent transactions, and the majority may contain even fewer records or have a shorter span. We cannot guarantee the contents of a Title History Report, and like with Property Reports, the data sometimes is entered poorly and is generally not free from defect. Even though we continually update the database, before completely relying on this data, it should be independently verified. An existing Title History Report on a given property is in every respect comprises a part of a Voluntary Liens Report. We do not recommend obtaining a Title History Report if you decided to obtain or already have obtained a Voluntary Liens Report.

16. Is there a money-back guarantee if a property report is not obtainable or contains outdated or inaccurate information and/or missing or deficient fields?
 

Any money paid towards subscription fee guarantees only one thing – an instant and direct online access to Real Estate Records databases; those fees are not counted towards any type of obtained reports. The access itself is a valuable tool that consists of several services such as: a lookup for a property ownership, generation of unlimited Homeowners Lists (containing current owner names, the physical address of the property, and the APN), preliminary custom research and other additional benefits. All of these features are included with a paid membership – no actual reports or leads have to be requested or obtained in order to use any of the other services listed. As soon as your membership is finalized, the access to all available records is immediately granted, and services become rendered – any collected fees become non-refundable or non-transferable.

Any obtained report or an upgrade to a report is subtracted from the total number of reports included with your plan or debited from the deposit account, whatever the case may be. Almost all provided property data originates from public sources, and as such, we have absolutely no control over its contents or availability. All reports are offered and provided “as is” and are considered “final and non-refundable purchases” regardless of circumstances.

17. Are there any requirements for browsers to be used on HomeInfoMax.com?
  We utilize the newest and most advanced Internet technologies, and as such to be fully compatible, we recommend using the latest versions of mainstream browsers with all relevant security patches and updates in place. Certain functionalities will have variations in individual browsers and settings.” COOKIES” and “POP-UP” windows must be accepted and JavaScript must be installed and properly enabled regardless of the type of browser you use.

18. How to cancel a subscription plan, including the Standard Monthly Plan?
  The Double-Deal and the Dozen Deal plans are for 30 days. The Power User plan is for 1 year. These 3 plans are offered with or without an auto-renewal billing option. The Auto-renew option is offered by default and can be turned OFF or ON by the user at the enrollment or at any time before the expiration of the plan. The Standard Monthly plan is based on recurring monthly payments scheduled for the 1st of the month and requires a minimum of one full billing cycle. Users can cancel their subscription by a written request submitted from the e-mail address on file. Standard Monthly Plan cancellation request must be received before the 26th of the month to make sure the upcoming scheduled payment has been stopped. Cancellations are handled manually to avoid unintentional changes to the plan. Since all sales are final, at no time a cancellation is presumed to be an affirmation for a refund or a credit.

19. Do you provide other records or data access to property records outside of the U.S.?
  No, we do not offer personal or criminal records, background checks, DMV records, etc. We only provide instant access to real estate records, including copies of recorded documents, parcel maps, automated valuations and various property reports. Our realty services are good throughout the 50 States and most U.S. territories.
